Just finished my refi on my own personal home in Washington State, I have $30k to play with, and I'm looking at the Springfield, MO market to do BRRRR and possibly rent to college kids.

Anyone willing to share some information with me? I feel like I'm flying blind, but I'm ready to make a deal happen and just need a little push to figure out my first steps.
