Need some advice on where to put cash

I have 280K that I am wiling to invest. I've done well in the past with rental condos. I have 125K equity in my home. High 800s credit score. Thinking of a heloc loan... that way i dont have to use my money.

Also thinking of doing small loans.. 

any input guys and gals?
