Flipping owner financed land and how to structure the deal

Hi,

I'm just playing with this idea of finding owner financed land and flip it for bigger gains or why not rent it out. Could someone with a bit more experience or know how mind sharing whit what kind of margin of safety you should structure the deal so it would yield some return. Plus what medias do you use to check out how much is the land actually worth?
And in general what kind of closing periods should I expect. Please note that I'm not asking for investment adivce rather I want to further my own game and maybe try buying land using owner financing, since at the surface it seams like a smart way.
