New here - Buying a 5 houses on wrap - Refinance?

Hello...I am new here and learning so much valuable information. Thank you! I am buying five houses for a lump sum that are subject to from a family member. All properties are leased and the negative cash flow per month is approx $50. The average interest rates on the loans are 7.38 percent which is extremely high compared to the interest rates I have on other props that I have just refinanced. SInce I am new to doing wraps, is it difficult to refi the houses and get the interest rate down and the seller off the notes? Is this what you all would recommend. The houses have approximately 25-30% equity at this time.
