Looking for a different view on ROI, NOI, IRR, CAP

Hi all,

I have read, listen and watched a lot of content on rental property investing. I think I have a good handle on it and I think now is the time to start actually pulling the trigger. One thing is stopping me however.

I have been trying to get by head wrapped around evaluating a property, ROI, NOI, IRR, CAP all of it make since when I read about it but I can't seem to understand how it all fits together. I have even created spreadsheets based off of descriptions and examples I ready but then when I cross check them with another source the mat doesn't work out. I haven't been able to find a description that really makes the light bulb go off and tie it all in together.

Can someone explain all of this to me??
