How to start my portfolio

Hello everyone,

I am in sacramento looking to start my portfolio. I currently have a single family home I bought last year because my little family isn’t so little anymore. I am a full time mom and accountant at a roofing company as well as a part time realtor.

I listen to bigger pockets podcast everyday and they have really gotten me excited to start my portfolio. I would like to start off with a duplex and rent out my current home and live in one side of the duplex and house hack. Problem is I don’t have money and I have been trying to make friends with seasoned investors. My real estate business is also at an all time low as well.

Any suggestions on what I should do to get started?
