So new I do not (currently) own my own home! Mostly my fault for not being educated enough, and some on my ex who never allowed more than 100 bucks to stay in the account!

My girlfriend and best friend of 17 years jumped in when she reinstated her RE license and I have a lead on someone local who owns a LOT of rental properties, kudos to my boss. So I may have a mentor in the coming weeks!

Shout out to every one on this forums as I have learned something new from all of you. Here;s to the future!

(There's plenty more I can add but will do so when I am not slaving away at this horrid 7-4 job)
