My first flip project

I'm interested in flipping a single family residence somewhere in the Midwest. I would like to purchase for around 25k, put 10-20k into renovations, and sell for 70k price range if possible. It would be my first flip ever so I am nervous.

What are some neighborhoods in the Midwest that you recommend for a flip that could work with these types of numbers? I live in California. Would I need to be present during the renovations to make sure the contractor is staying on schedule? How could I manage this whole process without experience if I'm not there in person? I have the cash to pursue a deal like this, but my lack of knowledge and experience are making me hesitant.
