Property Management Agreements

I am a Washington state resident, and I am Looking to invest in Michigan. I have been working, every semi free moment I have to build a team in this Michigan location.  I have put in a couple offers, both residential (four units) and one Five unit commercial property.  I am currently working to break through the barrier of Property Management. I have spoken on the phone, with multiple Managers and researched others as well.  One Management company I have taken a liken to in conversation, seems it could be a positive fit for now and the future.  The said company sent me the agreement to read and sign, and I see multiple red flags. I tagged it up with notes and questions, however with out the previous experience I am unsure what is common place, and what I should have a sharp eye for.  I have read in multiple posts and books about what many fees and costs go toward but it is about as clear as mud as I work through these agreements.

What I think could be of help to many, not just myself would be for anyone to share agreements and contracts that they are currently working by.  This would be so much help, I am very much looking forward to returning the favor once I have the knowledge.
