Starting a Wholesaling Business

My name is Bobby Foggin. I am a 20 year old basketball player at Ohio Valley University in Vienna, WV, and I've decided to make a career out of real estate investing. I purchased my first duplex over the summer, and rehabbed it with the help of my Dad. I currently have both sides rented, and all is running smoothly with that. Due to the time restraint of my sport and school, I have not had time to buy more properties in need of repair because I am too busy to do the work, and I don't have the money to pay a contractor right now. I won't have enough free time to do a full rehab until this summer, so I am currently saving money and waiting until then. During this "down time", I have been reading, listening to podcasts, and researching online where I recently came across wholesaling. I feel that I can work this around my current school and basketball schedule much easier as it does not require as much physical labor or time on a worksite while still being able to make a little money and gain knowledge on the world of real estate.

I came here to reach out to anyone who has any advice to give someone such as myself who is just starting out. If you have a wholesaling background I would love to hear how you started out, and what mistakes you made so that I can hopefully avoid them. As for anyone else in real estate, I will listen to any advice, wisdom, or mistakes you made that you feel comfortable sharing with me.
