I own a duplex in Parkersburg, WV and the tenant on one side says their water quit working last night. The duplex shares a meter and the tenant on the other side is having no water problems. The water company came out and checked, and they said water was flowing through the meter. Does anyone have an idea as to what the problem may be?

Where's the best place I can get a Microsoft excel template for tracking revenue and expenses on my investment properties? How do you guys set your spreadsheets up? What are the most important figures I need to be aware of (ROI, Monthly income, etc.)?

As a 20 year old college student, I can't get a standard bank loan without a cosigner, and I would rather just purchase properties using land contract. What are the biggest advantages to the seller to finance the sale? How can I convince them that it benefits them to finance it themselves? Their biggest concern is typically that I will let the property get run down and then quit paying them; any advice on how to gain their confidence that I will manage their property properly?

Appreciate the feedback Matt! I’ve found auction.com but I’d like to find some in person where I can network with other investors. I’ve never thought of bidding below the reserve, and I’ll start doing that. Great advice! Thank you
