Questions to ask when buying a house over the phine

Hi BP familly.. i am a huge fan in South Africa but i currently dont have money to invest so i decided to find houses for some of the guys i know that have money then they can pay me a fee and an option to let me manage the houses i get at a 5% fee of rent.. now i just recieved my 1st call from a motivated seller.. can you please advise what are somw of the question that you ask when you get a deal over the phone?
