Agent Representing Distressed Seller?
I’ve been searching a lot about how a real estate agent works with investors and I mainly find they represent the investor and submit offers and what not . . . Can I find distressed properties the same way a wholesaler would but instead of getting the house under contract I became the seller’s agent, send the deal out to my buyers list and take the highest bidder and my 3% commission? This would be a pocket listing correct? Legal in all states or would this violate a realtor’s code of ethics some how even if you tell your home seller they aren’t being getting full value selling fast to a cash buyer?
I haven’t taken my realtor courses yet, just want to get into this world; looking for the best way to get my foot in the door. Feels like everyone’s wholesaling in my area, almost like there’s too much competition, would being a realtor like this be a different angle that would work? Any advise for a newbie?
And shoot out to Max Maxwell, I’ve watched everything you put out on YouTube all super helpful. If I make it in this business I owe it to you.

Yes you can be an agent working with distressed sellers and yes you can blast the properties off to your buyer's list. You don't want to keep them as pocket listings though. Putting them on the MLS will help you grow your buyer list. If you ain't growing you are dying my man.
