Calculating profits with new investment

I am currently working on my first deal. It is an owner occupied with two units for rent. When calculating returns on investment do you only count cash in hand or do you also count equity being built in the property? The numbers work good without the equity growth just curious if I should count on that or look at us as a possible windfall later on in the investment.
