Possible 5-Plex-Options for funding?

Hey everyone,

New to investing and we have been keeping our options open for single family homes but have also been looking into multifamily.  I found a 5-plex that looks like it will be a pretty good deal but we do don't have the full down payment for it.  What are our options for funding?  We recently purchased our current home with the va loan so that is not an option.  Is hard money lending the only way to go?  Thanks in advance for any suggestions
