Title in a Trust Company can't seem to clear it

Trying to purchase a wooded lot to build a duplex to rent and house my

art studio. Found the perfect lot, close to my residence, price is

great, BUT..."Seller hired" Title Company cannot seem to clear the title

due to conflicting dates of property being placed in a Trust. I'm

paying cash, so I can be as patient as needed. But what can I do to

expedite the cleared title? Should I hire a different title company of

my own choosing or just continue to bug the real estate agent?
