Rehabbing duplex that is paid for

I am thinking about purchasing a duplex for less than $10,000. The rehab of the both units will probably be $30,000 each. I intend to pay cash for the units and will not live in either of the units. I am not sure how I can finance the rehab. Any suggestions?
