Beginners Investment Advice

Hello all, I am a Realtor in NJ that is looking to get into the investment side of Real Estate for financial freedom. I no longer want to depend on buyers and sellers or lead generation to be able to pay my bills every month and don’t wanna have to be stressed or worried about if a deal is going to go through or not so I think getting into investment is my best way out of the rat race.

My issue is that I don’t know where to start. I don’t know if I should be a landlord and do rentals, or If should fix and flip or do wholesale properties. I am very intrigued by the Brrr method but don’t know if that’s the way to go for my current situation. My monthly expenses average about $3,000 per month and I usually generate $5-6k per month income after taxes. So ideally in order to obtain my financial freedom goal I would like to be making around $5k per month off profit of either rentals, fix & flips, or wholesaling.

Financially this is where I am at, My wife and I have $400k in a trust account that we can use for investing. We currently own a single family home that we live in and bought outright with no mortgage. So the whole live for free in a multi family rental doesn’t work for us. Also if we enter into any mortgage we would have to put down between 20-25% as investors. If we do a rental should we just buy one outright so we don’t have to pay a mortgage and just collect all profit aside from maintenance, insurance, and taxes? Or should we mortgage a few rentals with down payments but then have to pay a mortgage for 30 years? Obviously as I stated above the other options is getting into fix and flips or wholesaling. Also another options I was thinking about to yield me the amount of $5k profit is to mortgage a commercial residential building with 7-10 units, maybe thats better for me?

Any help with this would be much appreciated and I can answer any questions anyone might have to better understand or explain what I’m trying to accomplish thank you very much.
