New student looking for advice - San Antonio

Hello. I recently went back to school full time and only have a part time job. I only have a few thousand saved and want to get my path started while I am in school.

I know I won’t be able to qualify for a house I could possibly “house hack” because of my lack of full time income.

I always had a paycheck to paycheck job so was really hard to get where I needed to but since coming across BP, I’ve gotten more hope that I can do this.

I am in school because what I am studying for is something I am passionate about and don’t want to quit school to focus on real estate. I know I need to dedicate 110% in order to become successful in becoming an investor but as I stated, I want to get my degree in the field I am studying so my time would be limited because of school and part time job. If I was able to build some income, I could just focus on school and my real estate income instead of my part time job for income.

I do have some basic handyman and carpentry skills I can offer in exchange for shadowing or sharing a small % ownership of property, kinda like sweaty equity.

But with my few thousand I have saved and my lack of full time job, does anyone have any advice on how I should start off on my journey? I would love to graduate in 4 years with my degree and be able to have some kind of portfolio that I can use as a second income to my degree job.
