My income to debt ratio is too high so I am having a hard time getting pre-approved for a loan to do a cash out refi on a BRRRR or to just send a proof of funds letter to the real estate agent. I have potential deals from the MLS, Zillow, etc. , but there is not enough meat on the bone for hard money interest. Is there any suggestions on what I can do to overcome this hurdle besides waiting while I pay down some debt??
