Newcomer to BP looking for first property

Hi everyone!

My name is Justin Crowley and I am a junior at Umass Amherst. I have been saving money for the past few years and am getting ready to buy a property to rent out. I have ~30k to use total. This past summer I have been reading books, BP blog posts and listening to the BP podcast.

My questions are... what is the best way to find my first deal and analyze it, and how do you determine the best city/area to invest in?

Additionally, how can I avoid analysis paralysis, is it best to just jump in with both feet?

Any feedback would be helpful!

Thanks in advance.
