Newbie Investor looking for first rental

I am new to this community. I would like to start my investing career in the area of buying and holding rental properties. I am looking for my first Duplex, I have $255K approval. The prices here in  Wellington Fl is challenging. I am looking to get some help to get to my first property with the next 90 days. Should I even invest in the south FL market at this time?
