VA Home Loan 1st Rental Investment?

I have the VA Home Loan available to use. Having the option to put 0% down and only spend money on the closing fees i imagine this would be a good option to invest with. However, I'm hesitant for several reasons. The first being that the home approved for this loan has to be move in ready and VA approved, which narrows the options tremendously. The second, Even though it may be 0% down and no PMI, is this the right loan to use for a first time investment property? Lastly, multi-unit homes are approved but only up to a 4 unit.

If there is any more information you would need to build a response let me know and I'll try and produce answers. I'm very excited to be starting this journey soon. I want to make my first step the right one and I am grateful to you all that are responding to this discussion. Looking forward to hearing your responses.
