$30k Line of Credit, Living in DE how to start rentals?

I am on the verge of being approved for a 30-40k line of credit. I currently live in DE. I am interested in starting out with rental properties but wasnt totally sure how I should start.

What type of properties, price range, and condition should I look for with that sort of capital?

I'd really like to start receiving some income from a rental property. I already have an established LLC and wanted to know, once I begging acquiring multiple properties, should i establish different LLC's, create DBA's under thst one LLC, or just hold all rentals under a single LLC?
