Flipping with a partner...

I'm very new to the world of property investment, so new that I haven't bought my first property... I have been listening to/bingeing bigger pockets podcast for the past 3 weeks, as well as, doing additional research/education on getting started in this business. 

My goal is to start smaller and work my way into larger deals since our starting capital isn't very much. While that is my goal, I've continued to compair selling and recently sold pricing giving concessions for renovated homes verses properties still in need of work. I've also taken into account such things as amenities, location of cultural, civic, recreational and career opportunities, as well as access to local hwys, fwys and interstates.

My partner is very quick to dismiss anything I have to say, and at the same time doesn't understand/know how to do the research based on the current data available stating he knows better based off of the fact he lives there. My partner lives in the city where we will be investing and I will be moving there shortly.

How/what is the best way to convey my ideas so he'll listen and understand what Im saying?
