Newbie in NJ, looking for help

Hello All,

Bought our primary home in 2018 and currently have about $125k in equity on $325k home.

My wife and I want to buy an investment single family home to rent out.

Question is: do we pull out some equity from our home to put money down for the deal or should we be looking for investors here and through our families in addition to our own savings?

Also, is it too early to be setting up an LLC for our potential property?

Any and all help and insight is greatly appreciated!
