Adding a 3rd Bedroom

Hello everyone, 

I am looking into investing in real estate for the first time and I found a home in Moreno Valley CA for $200,000 2 bed, 2 bath 1021 Sq. Ft. It has an enclosed patio that could be used as a 3rd bedroom. I'm wondering if making that patio into a bedroom would add significant value to the house. I'm thinking of living in the house for a year and eventually renting it out. I think it would rent higher and eventually sell for more if it was 3 bedrooms instead of 2. What do you guys think?
