Getting my first duplex in Winnipeg

Hi, I’m new to real estate investing in Winnipeg, Manitoba. 

I’m looking to buy a duplex that cash flows per month and rent out both sides.

Im wondering, what are some good tips on looking at properties, buying and negotiating deals? Videos? Etc?

Also, curious how the taxes work on this since it’s set up through my personal. 

And what a decent cashflow amount is and what I should be working towards 500-800?

Also, posting ads to finding tenants?
