Lowering pet rent mid-lease
My Tenant's spouse just moved out and took one of two dogs with them. The tenant is asking to alter the lease to decrease pet rent for just 1 pet. Could I potentially open myself up to any legal implications for altering the lease mid-term?

Agreed with the others. Put it in writing and sign it. Your lease probably states that no changes except in writing and signed by both parties.
No risk - until the tenant gets another dog :)
