STR or AirBNB in the Texas Hill Country

Good evening everyone. I was wondering if anyone had any experience in STR and/or AirBNB rentals in the Texas Hill Country? Specifically the Fredericksburg area? Any thoughts and/or guidance on what the ROI and market in general looks like in the area would really be appreciated.
