Finding (off-market) commercial property

We're looking for an off market quadplex here in Philadelphia. Finding a quadplex w/financing is certainly preferred although not a deal breaker (he qualified for an FHA loan).

I have a min amount of experience in real estate, but mostly with SFH.

Beyond a Google search, we weren't sure where to look. 

Those with commercial rental experience, where, how did you buy your first property? 

What would you do differently? 

What advice would you give to your younger real estate investor self?
