Looking for advice for my first rental

I am looking into purchasing rental properties and I would like hear from people with experience. Do you think it is best to buy a rental property outright or should you use a loan. I've also been pondering possibly getting two properties and paying half of both of the loans upfront for smaller mortgage payments. Opinions are appreciated
