get landlords permisssion (STR)

hi, there

thinking about approaching the land lord of one of the property's I'm interested in investing my money into for an STR . how do I convince them to sublet it to me?

one of the main things I was thinking about saying was along the lines of:

1. A cleaning crew will keep the property clean

2. I will pay on time 

3. (I don't even know if this is even an option but the last thing I would rather not do) give a little percentage
