Invest while I’m renting

Hello everyone! I’m starting on RE investment and have little money. The idea is to start and learning in the process. I can go for an investment property (20% down payment), do one of the RE strategies, and keep renting, or for a property to live (~5% down payment) and rent the part of it. I know there is some benefits for first buyers that I can miss if I’ll take the investment property first. What are the pros and cons?
