Funding For My First Investment Property

I am looking to buy my first property from a Tax Deed Sale here in Texas and I am wondering the best way to fund this. I have a decent amount of cash in the bank, but I would like to have maybe a Personal Line of Credit as a safety net in case the home needs more repair that what appears or if the price gets run up at auction. We are willing to go a little higher than probably most bidders as we are wanting this house to by our main residence. Any advice for a newbie will be greatly appreciated.
