Current interest rates for 30 year conventional loans

Hi all,

I am a looking to buy my first Buy&Hold property in Triangle area in NC and have a question regarding current rates for conventional 30 years loans. I got pre-approved for 5.25% loan for the investment SFH. I have about 798 score, no debt except mortgage on my primary residence and this rate seems a bit high to me especially because the Fed just dropped the rate. Could you provide your two cents on it? Thanks.
