Estimates on a Rehab for buy and hold

Hi - I am closing on my first RE Investment property that I plan on using as a rental. It is 858 Sq ft home in NC and I want to run my estimates by all you experts. The forums convinced me to hire a GC instead of doing it myself or hiring subs. Is this a reasonable rehab estimate? The home is old, but in good shape structurally, except for about 20' feet of roof facia. Don't want to go overboard on a full flip since I am holding to rent. Thanks!
