Hello bigger pockets!

Me and a couple of friends are new to real estate and looking to invest in our first property within the next six months. I am in the process of attaining a real estate license and we are all working to save money and learn as much as we can. What are some concrete steps we should be taking from here? Any opportunities or ways to improve are greatly appreciated.

Any investors or agents in and around the Seattle area, I will work for free on anything you need help with.
