No Cash - How Do I Find Investors for Investment Property?

Hello Everyone,

I'm very new here and wanted to know how people have gone about finding investors for investment properties? I only have a few thousand dollars on hand, and I am very eager to begin real estate investing. It's been hard to save, but I believe I can find investors with a sound business plan. Does anyone have any tips, experience, or feedback as to how I go about this? I'm living in Los Angeles, which is high cost, and looking to buy a small investment studio condo in Massachusetts where I'm from (120-140K). 

Let's say I found a few investors, how much equity would they get? How would you develop an exit, or buyout plan, if someone wanted out? Or would I just pay them back?
