First time investor: Jamestown, NY investment

Planning to buy my first property, in Jamestown, NY area.

1. Looking for a property manager there, any reference would be great.

2. any other recommendation? I see my realtor mentioned that closing is done through an attorney there, just want to see if you folks have any other recommendation, i will need to send my money to the attorney or to my agents real estate company there, please let me know if thats ok..
