Master lease option as a way to start investment portfolio

I read an article on ways to start your investment portfolio (wholesaling being one to avoid starting out) and I learned about Master lease options (which sounds a lot like subletting). Wanted to know if anyone has ever been successful at this strategy and how you found deals.
