Real estate investing as an NYC resident

I currently live in NYC where the real estate barrier to entry is huge. It looks like the only investment I can afford is out of . As a beginner this is intimidating. Does anyone have experience with buy a out of state investment property as a beginner. Any advice or suggestions on other routes to take?
