Removing an Inherited Tenant

Hello BP,

I'm closing on my first triplex at the end of the month here and the one thing I would like to do as soon as I close is get one of the existing tenants out.  They are on MTM and after looking at the unit its not in great shape, they have pets, and there appears to be maybe be 5-6 people living in this 2 bedroom unit(they have a bed in the living room).  I want them out so I can fix up the unit and then get a better quality tenant in.  Since I will close the end of this month I was told that if I give them notice before the first, they should be out by the beginning of September.  

So since I have no experience with this type of thing, is all I have to do is tell them that their unit will no longer be available to rent or is there more that I need to do?  I figure I would type up a letter and put it on their door?  

Also, does anyone have a template for such a thing?
