Newbie: Real Estate Purchase Agreement

Hey all,

This is my first post! I have taken everyone's advice and started talking to people about what I want to do in real estate and have found an opportunity to help someone out! Now I'm ready for the next step...my first BiggerPockets post! 

So I know someone looking to buy a condo here in Arkansas and they want to skip the real estate agents and handle the transaction themselves. So I have been tasked with finding a few Real Estate Purchase Agreements, reviewing them, and presenting them to the buyer.  

Can anyone recommend a good source for Real Estate Purchase Agreement templates?

What advice do you have when looking for Real Estate Purchase Agreements, does the agreement need to be specific for Arkansas and Condos?
