which states work for best CASH on CASH ROI circa $100,000 pp

I have recently moved to California and would like to invest in property here in USA. Which states are good for positive cash flow when looking to buy a single family home circa $100,000? I can’t do it in California !

Also how would you advise purchasing when I reside outside of a state that works ? Is a turnkey company best etc ? I am looking to build a portfolio and hold long term. Any advice would be gratefully appreciated. Many thanks , Stewart
