Leasing land from family

Hello! My grandparents own some land that they use to have 3 rentals on. The land no longer has the rentals on them and has been sitting vacant for some years now.  My husband and I want to offer to lease the land from them so we can put new rentals on them and get our business started. I’m sure we could just offer to pay the taxes but would like to give them income. Any ideas on how I can approach them with a fair offer?
