Extremly new to Real Estate Investment

Greetings

My Wife and I are very new to REI. We already have our first property which we occupy along with our kids ( 4 ) and we are now ready to look into our next venture via a rental property with a starting budget of 20K of our own money. We would appreciate any guidance on our next step. The Goal is to eventually retire from or 9 - 5 corporate life's

We currently reside in Westchester County where the taxes are very high thus looking at something local may be out of the question at least for the near future.

My Wife has been looking at auction sites and has come across some pretty cheap houses in Georgia... Is this a good starting step? or should we be focusing on establishing a good property manager we can trust ?
