The "right" agent should have had answers for your questions. 

For a good HML that will finance 100% with zero out of pocket to close, reach out to Daniel Fleming of Texas Quest Capital. PM me if you want his contact info. BP rules wont allow us to post it here.

Make sure to check some of the REI MeetUps. Rick Pozos hosts a monthly meetup. I host one as well. There are also much larger groups like SAREIA & AlamoREIA. The folks attending these meetups are a wealth of knowledge and can be a great resource as you acclimate to San Antonio.
