New to Wholesaling/Investing - need help

Good morning,

I'm a newbie and just came across a for sale by owner. I spoke with the owner's dad who told me a little about the property and the owner's reason for wanting to sell. I'll be calling the owner in a few hours. What should I say? I forgot to ask for the address from the dad, because their wasn't one on the mailbox so I can't look up the property until I speak to the owner.
