Living for free sing home or duplex?

Hello, 

When you invest in your first property like a single family house hypothetically. Is it the same as a duplex where you can technically live free or at a much more cheaper rate since you are the land lord? Or are you expected to carry on like a regular tenant because you have no other residents?
